Clubside at Cherry Valley (Clubside) is an age-restricted (55+) adult community located within the Cherry Valley development in Skillman, Somerset County, New Jersey. Established in 1999, Clubside consists of 89 stand-alone homes situated in a charming, wooded area with easy access to Princeton, Philadelphia, and New York City.
The greater Cherry Valley community is a planned development of approximately 495 stand-alone homes, with open-space lands, pedestrian pathways, and neighborhood common space. Clubside is part of the greater Cherry Valley community and is in the southwest portion of the greater Cherry Valley community. Clubside homes are located on Otter Creek Road, Valencia Court, Bethpage Drive, and Ironwood Road.
The Cherry Valley Country Club is located within the Cherry Valley community and is a separate entity that is available for membership to homeowners and to other non-property owners in the surrounding area. Homeownership within Cherry Valley does not provide access or benefits to the Country Club.
The greater Cherry Valley community has its own Homeowner Association (CVHOA). This HOA provides upkeep of common areas and manages the consistent application of covenants and home/landscaping design criteria for all homeowner properties throughout the greater Cherry Valley community, including Clubside. This ensures the desired character of the overall development to a consistent community aesthetic. CVHOA is a separate HOA from the Clubside HOA and has a separate dues structure and community management team. Clubside HOA works closely with CVHOA to coordinate delivery of services where the two organizations have a common interest. All homeowners in Clubside are required to pay dues to both HOA organizations.
